We offer all residents access to an online portal where you can do many things. You can sign your lease, check your balance, make maintenance requests, view your payment history, and even make online payments. It's a one-stop shop for all your needs!
Now, we're excited to introduce a new payment option that gives you even more flexibility. You can choose to pay every other week or twice a month to match your budget and avoid late fees. We understand that managing your finances is important, and we want to make it as convenient as possible for you.
To make things even better, we have partnered with ClearNow to help you pay on your schedule without worrying about late fees. ClearNow allows you to set up automatic payments directly from your checking account. It's simple and hassle-free! Starting August 1, 2023, this will be the only way to avoid payment fees.
With ClearNow, you have six different options to choose from based on what works best for you! The 6 options are:
By enrolling in ClearNow and ensuring your planned payment clears, you won't owe any late fees, even if your rent payment is received after the 6th of the month. We're here to assist you in setting up the details, so you have peace of mind knowing your rent will be paid on time and according to your budget.
If you prefer not to use ClearNow, you can still make one-time payments or set up recurring payments in the portal. However, please note that starting August 1, 2023, any payment in the portal will require a fee. If your rent is not paid by midnight on the 6th day of the month, a 5% late fee will apply. By using ClearNow, you can avoid any late fees and enjoy more flexibility in paying your rent.
If you pay from a checking account in the portal (using the 9-digit routing # and your account number, found at the bottom of your checks), there is a $2.95 FEE for each transaction starting August 1, 2023. If you pay in the portal using a debit card or a credit card, there is a FEE for each transaction, a fee that is on top of your rent and that goes to a third-party processsor (not us).
We also accept in-person payments by check or money order at our office, although starting August 1, 2023, we will no longer accept cash payments. Click here for a list of where to get a money order.
If you prefer paying in cash, you can use a PayNearMe location for a small fee. Just make sure to contact us first so we can provide you with your personal bar scan and instructions for the PayNearMe location. In Elmira, residents report that the Walmart service desk is the most reliable location. See PayNearMe locations here - if it needs the vendor, use "American Capital RE"
We care about your online safety, and we want to make sure you stay protected from scam sites. Always be cautious and aware of potential dangers that could try to steal your rental payments. We have a special process for ClearNow participation to keep your information secure. Please remember not to respond to any email unless we have specifically informed you that ClearNow will be contacting you.
To access your portal in a safe and secure manner, you have two options. You can either use the Appfolio phone app or visit the Appfolio website. If you ever forget your password, don't worry! You can reset it on your own. If you need to update your phone number or email associated with the portal, or if you want to reset your portal for any reason, simply let us know, and we will take care of it for you. We're here to assist you every step of the way!
